Result

  • Available room nights—
  • Occupancy rate—
  • ADR (average daily rate)—
  • RevPAR—

RevPAR = ADR × occupancy rate. Cutting rates to fill rooms does not always raise RevPAR.

Formulas

Available room nights = Rooms × Days − Out-of-order room nights
Occupancy (%) = Room nights sold ÷ Available room nights × 100
ADR = Room revenue ÷ Room nights sold
RevPAR = Room revenue ÷ Available room nights
Example A 22-room hotel can sell 660 room nights in 30 days. If it sells 495 room nights and earns €49,500 in room revenue, occupancy is 75%, ADR is €100 and RevPAR is €75.

Frequently asked questions

How is occupancy rate calculated?

Occupancy rate is room nights sold divided by available room nights, multiplied by 100. Available room nights are the number of rooms multiplied by the number of days in the period, minus out-of-order (OOO) room nights.

What is the difference between ADR and RevPAR?

ADR shows only the average rate of the rooms you sold. RevPAR also takes empty rooms into account and shows the revenue earned per available room. That makes RevPAR the broader indicator, combining price and occupancy: RevPAR = ADR × occupancy rate.

Should room revenue include VAT?

For comparable results, use room revenue excluding VAT and local accommodation taxes. For packages that include breakfast or meals, separating the food and beverage share from room revenue gives a more accurate ADR.

Are out-of-order rooms included?

Rooms taken out of inventory for renovation or repairs are deducted from available room nights, so occupancy is measured against the capacity you could actually sell.

What is a good occupancy rate?

There is no single right number; it varies widely by location, season and hotel type. Comparing against your own past periods and similar hotels in your area is more meaningful. Always read occupancy together with ADR and RevPAR: high occupancy bought with low rates can reduce revenue.
