Revenue & Performance

What is ADR (Average Daily Rate)?

Turkish: Ortalama Oda Fiyatı

ADR (Average Daily Rate) is the average room revenue earned per room night sold, calculated by dividing total room revenue by the number of room nights sold.

ADR shows the hotel's price level. It is usually calculated on room revenue excluding VAT and accommodation tax. For packages that include breakfast or other meals, it is good practice to separate the food and beverage portion from room revenue so that room performance is measured accurately.

If ADR is rising while occupancy is falling, rates may be running ahead of demand; the most practical way to evaluate the two together is RevPAR.

Formula

ADR = Room revenue ÷ Room nights sold
Example If the hotel sold 495 room nights during the month and earned €49,500 in room revenue, ADR = €49,500 ÷ 495 = €100.
